Flexible Preferred Equity Financing for Smaller-Scale Development and Value-Add Projects

This group funds $1M-$5M preferred equity investments in multifamily, condos, mixed-use, office and retail in top 25 US metro areas. Terms of 24-60 months are available; there are no prepay penalties or yield maintenance. Closing times can be as short as 15 days.

For value-add re-position transactions and ground-up construction the group will fund up to 85% of the equity need.

They also do land loans as a bridge to construction. They will fund up to 75% LTC as long as there is no material entitlement risk and a clear exit strategy.
